Rental Requirements
Check-in Time is any time after 2:00 PM
Check-Out Time is 9:30 AM JUNE to AUGUST
For all other months, the check-out time is 10:00 AM
At Water's Edge, we take great pride in the cleanliness and appearance of our properties. Our dedicated cleaning crews work diligently to ensure that each property is in pristine condition for our guests. However, due to the limited time between guest stays, it is important to prioritize the cleaning and inspection process.
To maintain the high standards we set for ourselves, we kindly request the cooperation of all our guests. We understand that early check-ins and late check-outs can be desirable, but they can significantly disrupt our cleaning schedule. It is essential that everyone respects and supports our cleaning and inspection process.
By being respectful and courteous during your stay, you contribute to the overall cleanliness and enjoyment of our properties for all guests. We appreciate your understanding and cooperation in helping us maintain the exceptional quality we strive to provide.

To ensure a smooth and efficient experience for all guests, we have certain policies in place regarding early check-ins and late check-outs. We appreciate your understanding and cooperation with these guidelines.
Early check-ins can only be authorized by Water’s Edge Vacation Rental staff, and this will depend on the availability and conditions of the property. If guests enter the premises before the designated inspection time and disrupt the ongoing cleaning/inspection process, a minimum fee of $75.00 will be charged to the credit card on file for early check-in.
For departure and checkout times, please note that during the months of June, July, and August, the checkout time is 9:30 AM. In all other months, the checkout time is 10:00 AM. It is essential for guests to fully vacate the property by the specified checkout time to allow for the cleaning/inspection process to proceed smoothly. If guests have not completely vacated the property by the checkout time and this disrupts the cleaning/inspection process, a fee of $25.00 per quarter hour will be charged to the credit card on file for late check-out.
We appreciate your adherence to these policies as they enable us to provide each guest with a well-maintained and enjoyable vacation rental experience. Thank you for your understanding and cooperation.
Reservation Payment Policy
Our deposit policy and payment requirements for reservation balances are as follows.
For private vacation homes, the reservation balance must be paid in full 60 days before the arrival date. As for resort reservations, the fees must be paid in full 30 days before the date of arrival. Failure to make the payment on time may result in the cancellation of the reservation. Additionally, a nonrefundable $200.00 deposit will be charged to your credit card at the time of the initial booking. If you are making a reservation for next year, 35% of the total reservation amount is due on January 31 of said year. The remaining balance will be due either 60 days before your arrival for HOME rentals or 30 days before the arrival for RESORT bookings.
The renter has a 2% booking fee that is mandatory with each booking and is non-refundable.

Cancellation Policy
Cancellations will receive a deposit refund, less the nonrefundable $200 cancellation fee if canceled within 30 days before your reservation arrival date. If you cancel within 30 days of your reservation it is non-refundable, however, we can accommodate a new date for the same home or resort cabin within the same year booked. This move does not qualify for any cancellation refund. Your total balance is due 60 days before the date of arrival. For this reason, we recommend travel insurance to protect your investment in your vacation, especially for groups of three or more cottages.
We do not refund for early departures, internet outages, or acts of God; such as the loss of utilities due to a storm taking out the power to a rental unit.
Vacation Rental Insurance
Vacation Rental Insurance has been made available for purchase with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, purchase protection and review coverage by following this link: _(coming soon)____. Guest damage insurance is included in the fees paid and is mandatory with each reservation.
Avoid Third Party Fees
At Water's Edge Vacation Rentals, we understand that convenience is important when it comes to booking accommodations. However, it is worth noting that we are advertised on several third-party channels that legally bind us to require guests to book directly through them, resulting in additional costs to the guest. We want to ensure that you have the best possible experience when staying with us, which includes saving money. Therefore, we highly encourage you to rebook your future stays by booking directly with us to avoid any unnecessary fees. By cutting out the middleman and booking directly, you can enjoy a more budget-friendly stay with us.without a deposit.
Payment Options
To enhance your convenience, we offer a variety of payment methods to choose from. You can settle your payment with ease using cash, personal checks, or travelers checks.
In addition, we are pleased to accept major credit cards, including MasterCard, Visa, and Discover. Please keep in mind that for credit card payments, a nominal fee of 3.5% will be added to the total amount charged.
Reservation Liability and Responsibility
By making this reservation, the renter acknowledges and accepts full responsibility for any liability and physical damages to themselves or others arising from the rental of boats, motors, cottages, or homes. It is important to note that the number of renters will not exceed the specified party size limit. While occupying the home or resort cabin, the renter and their party take full financial responsibility for any intentional or accidental damage caused. This includes any costs associated with repairing or replacing damaged property.
Pet Policy and Fees
We understand that pets are an important part of your family, which is why we offer pet-friendly units for your convenience. A fee of $150.00 per pet per 7-day stay or a daily fee of $25.00 per pet applies.
To ensure a smooth and transparent process, we kindly request that you inform us in advance if you plan to bring a pet. If a pet is brought without prior notification and is discovered during your stay, a minimum penalty fee of $50 will be charged in addition to the $150 pet fee to your credit card on file.
Your cooperation and adherence to our pet policy are greatly appreciated, as it allows us to maintain the cleanliness and comfort of our accommodations for all guests. At our establishment, we prioritise the experience and safety of all our guests, including those with pets. It is important to highlight certain responsibilities and guidelines regarding pets during your stay.
Pet Policy and Fees

Guests will be held financially accountable for any damages caused by their pets, and they will also assume liability for any issues that may arise due to the pet(s) not being under full control.

We kindly request that guests ensure proper waste disposal by promptly picking up after their pet(s). Failure to do so may result in additional fees being charged.

Additionally, leaving pets unattended in the home is not permitted and will also incur an additional fee.

Pets must be on a leash at all times when outside the home.
